Ngwenya Ownership Options
Ngwenya Lodge has been under development for ten years and now offers timeshare ownership, syndicated ownership and whole ownership options.

With the completion of phase ten in 2006, Ngwenya 3 Share Block is now fully developed. The share block company is unbonded, very well managed and in a healthy financial position. This has been the traditional form of ownership offered at Ngwenya Lodge. With this option you can select the chalet size (studio unit, 1 bedroom , 2 bedroom or 3 bedroom) and weeks in the seasons of your choice for visiting the Kruger National Park. Specific price is determined by chalet size, chalet position (riverfront, dam facing, park view), week in the year and phase of development. This form of ownership offers a lower investment entry level than the syndicated and whole ownership options described below. Phase ten, the last phase of development in Ngwenya 3 Share Block has been completed to the exacting standards of the Tourism Grading Council of South Africa.
The riverfront units offer outstanding views of the Kruger National Park which are unique in that they overlook a stunning floodplain adjoining the Crocodile River.

R.C.I. affiliation Of added value to an investment in ownership at Ngwenya is its affiliation to R.C.I., the worldwide holiday exchange network. Ngwenya Lodge enjoys a gold crown grading which places it amongst the top 5% of R.C.I. affiliated resorts worldwide. In a nutshell this means that besides being able to use Ngwenya Lodge for Kruger Park holidays you have the ability to save and exchange the time you own at Ngwenya for holidays elsewhere, either locally or abroad, in the same or other seasons. R.C.I. exchanges provide the most cost-effective means for rand earning South Africans to holiday abroad. These savings alone yield a considerable tax free return on your holiday investment at Ngwenya Lodge.
Ngwenya enjoys a huge demand from both local and international timeshare owners wanting to be as close to the Kruger Park as possible. It is, however, extremely difficult to exchange into the riverfront units at Ngwenya because the owners of these units have specifically purchased them to use for holidays at the Kruger Park. In other words the demand for space at Ngwenya exceeds the supply of weeks available to the R.C.I. spacebank. This benefits the investment in various ways.

Payment options
A variety of easy payment options are available. A minimum deposit of 35% of the net purchase price is required to secure the investment. For cash purchasers we offer interest free payments over 6 months (35% deposit required) or 12 months (60% deposit required). Payments can be made via post-dated cheques, credit card, debit order or electronic transfer. Alternatively, guaranteed financing from 2 to 10 years is available to suit your monthly budget.
Service fees (levy)
All owners pay a service fee (levy) once per annum per week owned. This is payable by 1st March each year and covers the cost of daily servicing, the washing and changing of linen and towels, the use of water and electricity, television, insurance, the upkeep of the common property (gardens, swimming pool etc), future refurbishment and replacement, resort administration, reception and security. Levies for 2006 come in at around R46 per person per day assuming full occupancy of the unit. It is important to understand that it is prohibited by law for anyone to profit from the service fee. Any excess of income over expenditure goes into the levy reserve fund.
Financial records of income and expenditure are presented to shareholders and decisions regarding annual increments are taken by the owners association at the A.G.M.

d. 2003/04: 9.5%
e. 2004/05: 9.5%
f. 2005/06: 9.5%
g. 2006/07: 7.8%

The low annual levy increases reflect outstanding management. A reserve for future replacement and expenditure on fixed assets is created by transferring the annual levy surplus to reserves. Any replacements or refurbishments are then funded from the reserves. The reserve history at Ngwenya has been as follows:
